What actually moves a house in this market

Price it right the first time. This is the one that costs people real money. A home priced above the market sits, and every week it sits, buyers assume something is wrong with it. Then you chase the market down and end up taking less than you would have if you had started correctly. We will show you the comparable sales, explain what we see, and give you an honest number. If that number is lower than you hoped, you will hear it from us before you hear it from the market.

Fix what a buyer will notice. Leaky faucets, rotten trim, broken window seals, stained carpet. None of it is expensive on its own, and all of it tells a buyer the house has not been cared for. We will walk your home and tell you honestly what is worth doing and what is not. Plenty of sellers spend money on the wrong things.

Make it easy to picture. Clean, declutter, and take down the personal items. You are not moving out yet, you are helping someone else imagine moving in. Small changes here outperform most renovations.

Photography is not optional. Almost every buyer sees your home on a screen before they see it in person, and a lot of them decide from that alone. We use professional photography on our listings. It is part of what we do, not an upsell.
