Buying a Home Around Fort Hood
Most buyers here are working against something. A report date. A lease running out. A house in another state that has to sell first. The search is the easy part. Knowing what a home is actually worth, what a builder will really negotiate, and when to walk away is the part that costs people money.
That is where we are useful.
What you get here that you will not get everywhere
We know new construction from the inside. Before returning to the brokerage full time, Des spent nearly seven years as an executive at one of Central Texas's largest homebuilders, finishing as Chief Operating Officer of a company closing more than 400 homes a year. He has sat on the other side of the table. He knows which builders are motivated and why, where the margin actually is, and that on a spec home in a healthy community you negotiate the incentives rather than the base price. Closing costs, rate buydowns, design credits, lot premiums. That is usually where the real money is.
One warning that saves buyers thousands: if you walk into a builder's model without your agent, or without being registered on that first visit, the builder may refuse to pay your agent's compensation, and you lose your representation on the largest purchase of your life. Call us before you visit a model. Not after.
We know VA. No down payment, funding fee exemptions, the appraisal process, Tidewater, Minimum Property Requirements, and the fees a veteran is not allowed to pay. We check that a property will actually pass before you write on it, because a VA appraisal problem discovered late costs you time you may not have.
We know the PCS timeline. We have handled this hundreds of times, including for buyers who never saw the home in person before closing. We will tell you honestly what is realistic for your report date before you commit to anything.
We will tell you when to walk away. That is part of the job. If a house is wrong, or the number is wrong, you will hear it from us.
How we actually work
A short list, not a data dump. You get a handful of homes with one line on each explaining why it is on the list. Anyone can forward you every listing in the county.
Homework before the showing. Tax rate, HOA, flood zone, MUD or PID, days on market, price history, and any builder incentive. We would rather have the answer before you ask the question.
Three MLS boards. We pull from Central Texas, Waco and Austin, which matters when your search crosses a boundary or your commute pulls you toward the corridor.
Search tools when you want them. Use our advanced property search or the map search, and create a free account to save searches and get alerts when something new fits.
How buyer representation and compensation work
Texas requires a written buyer representation agreement before we start showing you homes, and that agreement spells out how we are paid. Here is the plain version.
Buyer agent compensation is negotiable. It is not set by law, it is not set by any association, and it is not automatically covered by the seller. Anyone telling you buyer representation is free is giving you outdated information.
What we do: we ask the seller or the builder to cover our fee first, and in most transactions they agree to. If there is any shortfall, you will know the exact number before you make an offer, not at the closing table. No surprises, and nothing you have not already agreed to in writing.
Start wherever you are
Even if you are months out, an early conversation usually saves money. Tell us your timeline and what you are trying to do, and we will tell you what we think. Reach out or call (254) 870-9914.
