Foreclosures and Bank-Owned Homes
Below are the foreclosure, bank-owned and REO properties currently listed in our MLS across Bell and Coryell Counties. The list updates as new ones come on.
What to know before you chase one
A foreclosure is not automatically a deal. Most are sold as-is with no seller disclosure, which means you are buying without the history of the house. Some have been sitting empty long enough that plumbing, HVAC or the roof have problems you will not see on a walkthrough.
That matters more than usual if you are using VA financing. A home has to meet Minimum Property Requirements to pass a VA appraisal, and distressed properties often do not without repairs the bank will not make. We will tell you up front whether a particular property is realistic for your loan type before you spend money on an inspection.
What we do: we look at the numbers with you honestly. Purchase price plus realistic repairs versus what comparable homes in good condition are actually selling for. Sometimes that math works and it is a genuine opportunity. Often it does not, and you are better off with a conventional resale or a builder spec with incentives. You will get the straight answer either way.
